I found a trick with dds (direct draw surface) textures. It could be usefull for mapmakers.

DDS contains picture and mipmaps. DirectX switches mipmaps by distance. I used dds format DXT5 (interpolated alpha) and changed some alpha mipmaps.

In 3ds Max I used for pteromaterial type of transparency #2 (translucent).
Glass with increasing distance loses its transparency.
And from afar is opaque.

I added here two objects to try.
